The fast-food restaurant Chick-fil-A is looking to open its third location in Prosper.

Prosper Town Council members approved a specific-use permit to allow the town’s third Chick-fil-A location during a March 25 meeting. The site is located in the same overall development as the town’s incoming H-E-B, which is expected to open sometime this summer.

All drive-through restaurants are required to obtain a specific-use permit by the town’s zoning ordinance to allow Prosper staff to determine if it fits in the proposed location. The ordinance also prohibits stacking drive-thru lanes between a building and a public right-of-way, which is featured in the Chick-fil-A plans.

Town staff originally recommended officials deny the Chick-fil-A proposal based on the ordinance but Planning and Zoning Commission members approved it based on the site’s extensive landscaping plans, Development Director David Hoover said.


The landscaping plans proposed for the Chick-fil-A “follow the intent of the ordinance” to hide the drive-thru, even if the drive-through lanes go against the ordinance, according to meeting documents.

“At the end of the day, we recognize this is not a marker that's going to be laid down for every entity along the tollway,” Mayor David Bristol said.

Chick-fil-A serves chicken sandwiches, chicken nuggets, fries and more through its drive-thru, dine-in and carryout service.
