Highland Homes and Tellus Group will bring a 190-acre residential development to Prosper.

The builder and developer groups are bringing the residential neighborhood, Mirabella, to the corner of University Drive and Custer Road, according to an April 1 news release.

The details

The development will break ground this summer and homes will begin selling in late 2026. It will bring about 285 homes to Prosper, according to the release.

Huntington Homes, the luxury division of Highland Homes, will be offering homes in the community. Other builders have not yet been identified. Pricing has not yet been determined but could start at an estimated $1 million, said Jeff Stinson, Senior Vice President of Land for Highland Homes, in the release.

The community will be gated with “oversized lots” and “scenic hike-and-bike trails,” according to the release. It will also include a creek and mature tree canopies with pockets of parks and open spaces.

The background

Highland Homes is a Dallas-based builder and Tellus Group is the developer that also brought Prosper Windsong Ranch.

The homes in the development will feed into Prosper ISD.

Highland Homes has been actively pursuing land for residential communities that they will self-develop or work with a development partner, according to the release. Founded 40 years ago, Highland Homes builds nearly 4,000 homes across Texas each year, including nearly 40 communities in Dallas-Fort Worth.

In addition to Windsong Ranch, Tellus Group is currently in varying stages of development of its other DFW communities: Mosaic in Celina, Meraki in Forney and Sherley Farms in Anna, comprising more than 10,000 lots and future homes. Highland Homes offer homes in each of those projects.

What they are saying

“We are excited to partner with a developer of Tellus’ caliber,” said Jeff Stinson, Senior Vice President of Land for Highland Homes, in the release. “Their skill at developing coveted communities is evident at Windsong Ranch, another Prosper community that is slated for more than 3,000 homes and has been ranked among the nation’s top-selling master-planned communities. We look forward to collaborating on a vision for this unique property and bringing it to life.”

“Highland Homes is known for exceptional home design and construction, and we are excited to partner with them as they expand their land holdings,” said Andre Ferrari, Chief Operating Officer for Tellus Group, in the release. “Between Highland’s distinguished reputation, the intentional design enhancing natural features of the land, and Mirabella’s prime location within Prosper, near McKinney, Frisco, and Plano, this will undoubtedly become one of the area’s most sought-after neighborhoods. Highland is the perfect partner to realize the true potential of this property.”
