Plans for a new apartment complex are moving forward following action from Plano City Council at the Sept. 23 regular meeting.

In a nutshell

Council approved the rezoning request on a 8.6 acre lot, located on the south side of 14th Street. The new apartments will be Phase 2 of the Patriot Park development—Phase 1 was approved in 2018, and 139 apartments have since been constructed.

The city's planning and zoning commission recommended council approve the request with several amendments.

The first amendment limited the number of multifamily units to 330, which will not allow any new units from the previously approved development. Amendments also included noise mitigation measures disallowing balconies along the western exterior of the building and construction of masonry or metal walls at least six feet in height.


Pollution measures were also included in the amendments with ventilation and air filtration stipulations.

The action taken

Council unanimously approved the zoning request, but struck an amendment requiring property management to post notice of the air filtration manufacturer’s recommended replacement specifications.
