A modified proposal for Beacon Square, a mixed-use development created by Dallas-based Billingsley Company, includes more retail in the first phase and a new branding sign along Coit Road.

The amendment to the zoning district to allow for the new phasing and signage was recommended for approval by the Plano Planning and Zoning Commission at its Oct. 7 meeting.

The overview

Molly Coryell, a senior planner with the city of Plano, said part of the request would allow for a building previously included in a future phase of Beacon Square to be constructed in the ongoing first phase of development. According to city documents, the amended phasing would add nearly 24,000 square feet of retail space, going from 238,640 square feet in non-residential space to 262,600 square feet.

“I was impressed by what is there so far,” Commissioner J. Michael Brounoff said. “Since the retail that is already there seems to be fully occupied, and they anticipate a good market for leasing out what they are about to build, I think it will create an income stream for them, which would facilitate the future construction of Phases 2 and 3.”


The Beacon Square development is slated to have a mix of residential, retail and office spaces along the 83 acres within the zoning district.

What else?

A proposed branding sign for the development requires approval because it is envisioned to be a cube, which is not allowed in the city’s code, per city documents. City staff said text will be allowed on two sides of the cube, which will also be backlit.

According to city documents, the proposed signage would count toward what is allowed along the development’s frontage with Coit Road.


Looking ahead

The rezoning request is scheduled to go before Plano City Council at the Oct. 28 meeting, according to the city’s website.

A second and third phase of development are planned for Beacon Square in the future, according to city documents.
