Council members will consider a resolution authorizing a term sheet with One Longhorn Corporation and North Texas Natural Select Materials that will govern annexation, zoning and development of the property.
The developer intends to develop 900 apartment units and a minimum of 25 acres of light industrial uses on the land, according to the proposed term sheet. No multifamily uses will be allowed within any area of the property zoned for industrial use.
Under the proposed terms, the developer would voluntarily annex and zone the property by no later than Nov. 4, 2025. After being annexed, the property will have access to the city’s water and wastewater system.
The property is already subject to two annexation agreements, which allows McKinney to annex the property 10 years after their effective date, according to a city document. The new terms must be executed prior to Sept. 2 and the property must be annexed under the new terms by Nov. 4.
Otherwise the city will proceed with annexation of the property under the agreements executed in 2015.
Also on the agenda
Council members will also consider a commercial zoning request for a 1.2-acre property located next to the Trails at Craig Ranch neighborhood. The applicant is requesting a “C1” zoning designation which allows for low-intensity commercial, retail or office development, according to McKinney’s Unified Development Code.
McKinney’s Planning and Zoning Commission voted unanimously in June to recommend approval of the zoning request.
