The setup
The first request deals with about 16.9 acres of land located south of the Trinity Falls community. The land is undeveloped and is surrounded by undeveloped land to the south, east and west, according to city documents.
Directly north of the property is a planned development district zoned for commercial and multifamily development.
The second request deals with about 18.6 acres of land located between Spur 195 and SH 5. The land is also undeveloped and surrounded by more undeveloped land on all sides, according to city documents.
In a nutshell
City Planner Jake Bennett said the two properties are part of McKinney’s extraterritorial jurisdiction. McKinney City Council members will consider annexation of the two properties alongside the zoning requests.
The city had pre-annexation agreements with the property owners that were signed in 2015, Bennett said. The agreement allows the property to be annexed after ten years, according to city documents.
“After that timeframe is up, the city has the authority to annex those properties so that is exactly what we’re doing here tonight,” he said.
If approved, the both properties would be zoned for rural and agricultural uses. Any future development would require the land to be rezoned, Bennett said.
Council members are expected to consider the two zoning requests at a July 15 meeting, according to city documents.
