McKinney’s Planning and Zoning Commission voted 7-0 on June 10 to recommend new commercial zoning for land located at the corner of Alma Road and Wessex Court. If approved by McKinney City Council, the land would be rezoned for lower intensity commercial uses, according to city officials.
Council members are expected to consider the request at a July 1 meeting.

The applicant is requesting a “C1” zoning designation which allows for low-intensity commercial, retail or office development, according to McKinney’s Unified Development Code. City Planner Stewart Starry said the applicant is seeking new zoning to modernize permitted uses and development standards.
The land is currently zoned as a planned development district with an overlay that would allow for commercial uses that are greater in intensity, Starry said.
“Given the property’s proximity to existing low-intensity commercial zonings to the west and to single-family residential, staff finds the request for a less intense zoning district appropriate," he said. "As such, staff recommends approval of the zoning request.”
Also of note
Steven Remy, who spoke on behalf of the applicant, said there are no specific plans for the property yet. Remy said they intend to eventually develop office space on the property and are working with city staff to figure out sizing and layout of the development.
The property was zoned for commercial development in 2014 as part of a planned development that included single-family detached homes. It’s surrounded by single-family developments to the north, south and east. Shana K. Wortham Intermediate School is located west of the property.
