McKinney’s Planning and Zoning commission voted 7-0 to recommend approval of the request during a June 10 meeting. McKinney City Council is expected to consider the request at a July 1 meeting, according to city documents.

If approved by council, about 88 acres located directly north of Aster Park will be rezoned for single-family residential development. The new zoning is being requested to extend the single-family development at Aster Park that’s currently underway, according to city documents.
Home building company Highland Homes was listed as developer on the request's zoning exhibit. Highland Homes is one of five builders currently working on homes in the Aster Park Community.
Sandra Lee, who spoke on behalf of Highland Homes, said developers are planning for about 300 home lots on the property. Groundbreaking is anticipated at the end of 2025 or beginning of 2026, she said.

The applicant is pursuing an “R6” residential zoning which accommodates suburban-style single-family development, according to McKinney’s Unified Development Code. Homes are required to be developed on 6,000-square-foot lots at minimum with a maximum height of 35 feet.
City staff are recommending approval of the zoning request because it will complement residential uses to the south and support future nonresidential uses to the north, according to city documents.
City Planner Jake Bennett said council members will consider the zoning request alongside an annexation request for the property.
The background
Council members approved zoning for the Aster Park development in 2021. The community was announced in 2022 by Hines, an international real estate development company.
Starwood Land acquired Aster Park from Hines in April 2025, according to a news release. The community will be gated and currently includes plans for more than 1,100 single-family homes, according to city documents.
The community will also include a clubhouse, resort-style pool and 62 acres of open space, according to Aster Park’s website.
