The McKinney Planning and Zoning Commission voted unanimously to recommend approval of a zoning change for the project at a Feb. 11 meeting, but final action on the item will come from the McKinney City Council.
The details
A rezoning request for the Locke Ranch property, which is currently zoned for agricultural use, would create three distinct uses across the site. The uses will be further divided by two future arterial roadways, including future FM 546 and an unnamed future north-south thoroughfare, city documents state.

A site plan has not been developed for the single family residential portion of the project, but a conceptual plan includes 95 lots, according to the presentation. Home builders for the project have also not yet been determined, but Joyce said potential home builders include Perry Homes and Shaddock Homes. The homes will range in price from $1.2 million-$2 million, Joyce said.
Diving in deeper
The rezoning request would designate about 48 acres on the northern portion of the property for light industrial uses, city documents state. The northern portion of the property would be divided from the southern portion by future FM 546, and is adjacent to land with existing industrial zoning types, according to a presentation at the meeting.
The rezoning would also allow for the southeast portion of the property, a roughly 8.5-acre section, to see commercial development.
“This portion of the property is located at the hard corner of the two future intersecting arterial roadways, making it one of the opportune locations for commercial development in the southeast sector of McKinney, and could potentially serve both existing and future residences down in this area,” City Planner Jake Bennett said of the commercial portion of the rezoning request.
The exact uses for the commercial and light industrial tracts have not been determined, Joyce said. Bennett said city planning staff are supportive of all portions of the rezoning request.
Looking ahead
The recommendation of approval will be included when the McKinney City Council considers the rezoning request for the project, which is expected to take place at a March 4 meeting.
