McKinney’s Planning and Zoning Commission signaled support for a smaller parking garage at a proposed apartment development located just north of SH 121.

In a nutshell

Commission members voted unanimously during a July 8 meeting to recommend approval of a new zoning request for the 18-acre development. The applicant is seeking to modify parking requirements as part of the request, according to a city document.

If approved by McKinney City Council, parking requirements would be reduced from 2 spaces per apartment unit to 1.75 spaces per apartment unit. The reduction in parking would allow for a smaller parking garage at the center of the development.

Mitchell Hanzik, managing director at Allen Harrison Company, said a reduction in the parking garage size would open up green space south of the parking area and result in reduced construction costs.


“This change results in a better site plan from a variety of perspectives,” he said.

Every other aspect of the project will remain "exactly the same," Hanzik said.

City planner Araceli Botello said staff have reviewed the request and recommend approval. The proposed parking aligns with McKinney’s current standards in the Unified Development Code, according to the city document.

City Council is expected to vote on the item at an Aug. 5 meeting.


The background

Council members approved zoning for the project in March 2024. The project by Allen Harrison Company is expected to add 350 apartments to the south McKinney area. The plan for the site includes six four-story buildings located around a central parking garage.

In addition to the multifamily development, Allen Harrison officials intend to develop a community recreation area on the site’s south side. The project would also include completion of a portion of Collin McKinney Parkway, which will bisect the side.
