Three office and retail buildings will be constructed at the northeast corner of SH 121 and North Coppell Road. The site was originally intended to be a storage facility with retail space, but plans did not materialize, and the property was sold in 2019, according to the agenda item.
Each building will be two stories and 9,000 square feet with an overall total of 23,000 square feet for office space and 4,000 square feet for retail. The northern portion of the site is in the floodplain and is not developable.
There are many trees at the site. The majority of the trees along the perimeter will remain, while interior trees will need to be removed to allow for the buildings and parking, Senior Planner Mary Paron-Boswell said. The trees in the floodplain will not be removed, and approximately 52 new trees will be planted.
City staff sent notices to property owners within 800 feet of the site. Of the 39 notices sent, there were three letters of opposition. Those opposed to the development cited concerns that included rush-hour traffic, street lighting and potential nuisance to residents.
City staff are analyzing the need for additional lighting, Boswell said. The new trees planted along the perimeter and a proposed screening wall that will match the existing residential wall will help add privacy for residential neighbors.
