The Summit is proposed to be on an 8.08-acre property about 425 feet east of the North Main Street and Mount Gilead Road intersection. Keller officials unanimously voted to approve a detailed site plan for the subdivision.
Because the site plan complied with the Center Stage planned development standards, the council had to approve it, according to city staff and documents.
What’s happening?
The site plan is for 42 single-family lots, related streets, alleyways and open space in the development. The Center Stage planned development was approved in 2020 as a mixed-use development that included a variety of residential and commercial uses, according to city documents. A planned development amendment was approved by the city council in 2023.
The detailed site plan considered by the City Council on March 4 is specifically for the single-family lots in one block of the development.
Once completed, the Center Stage development will include hundreds of loft-style apartments, the 42 single-family homes, tens of thousands of square feet of commercial space, a community lawn, a music stage area and open space and connections to Keller’s trail system, according to the city’s website.
Center Stage’s appraised value is estimated at more than $129.7 million, making it Keller’s largest taxpayer, according to the city's website.

Sam Pan, development partner with Realty Capital, the applicant behind the project, said he was happy to be able to move forward with it after the council’s vote.
“I’m very thankful for the staff and city leadership,” Pan said. “They obviously want to see the project come to fruition. So do we and it’s been a team effort for years. I’m happy we’re one step closer to making a dream come true.”
