Keller City Council unanimously denied a zoning change for a single-family development on Florence Road during the Sept. 3 meeting.

The proposal would have downsized the land in order to build four single-family homes, with three houses facing Judge Bland Road and one facing Florence Road.

Councilman Tag Green explained how Keller residents were “weary of [city council] continuously downzoning and cramming more homes into smaller pieces of land” and asked the applicant if there was a way to build three houses instead of four.

Curt Dubose, CEO and managing partner of PentaVia Custom Homes, explained that subdividing the land into three properties “wouldn’t make financial sense.”


Dubose said he looked at several layouts, including placing three properties on the land, but that this proposal was "the best way that [they could] make everything work.”

The background

The land is home to River Grace Church, which stopped operating a few years ago. The building is being used for residential dwelling, according to the presentation given by Community Development Director Sarah Hensley. The property has four structures, several trailers and a parking lot with approximately 40 spaces.

All councilmen voted to deny the zoning request in the hopes that Dubose could come up with a way to develop less homes on the property.

“We are excited you’re looking at it and we hope you can find a way,” Councilman Shannon Dubberly said.
