A housing development received clearance for a detailed site plan at the April 16 Keller City Council meeting.

Council approved the site plan for the Bella Casa Planned Development, a 31-single-family residential lot development with 1.6 acres of open space on approximately 10.9 acres of land, located on the southwest corner of the Rufe Snow Drive and Rapp Road intersection, and addressed as 1300 Rufe Snow Drive, according to a council agenda memo.

Council had just a few questions about the development, with council member Chris Whatley asking about the future consideration of widening of Rapp Road because the development has one entrance and one exit on that road.

Public Works Director Alonzo Linan said the road size would not trigger anything that specific to this development and added that there would have to be additional development or redevelopment to the west of this development along Rapp Road. City officials only expect 300 to 320 vehicles to travel per day on Rapp Road.

“That is not enough to tip the scales, if you will, for Rapp Road,” Linen said.

He said any additional development would come on the heels of some rezoning and some higher densities, he said.

The agenda memo states the 31 single-family residential lots are 8,400 square feet or larger as part of a development that has 15% of open space, landscaping, entry features, streets and sidewalks, all conforming to the approved design standards or regulations in the Unified Development Code. There is one emergency-only entry/exit at the intersection of Shady Grove Road and Rufe Snow Drive, and one public entry/exit off Rapp Road.
