The project, which will cover the 3,200-acre Hunter Ranch property, is located along the I-35W corridor at Robson Ranch Road and is seen as an expansion of the company’s AllianceTexas vision.
The details
According to a news release, the project will be called Landmark and is described by Hillwood as "the entry gateway to Denton." The Hunter Ranch property is one of the Perot family's original land holdings they purchased in 1987.
When fully developed, Landmark will feature:
- 6,000 new homes
- 5 million square feet of mixed-use commercial space and multifamily offering retail, restaurant, office, hospitality and outdoor activities
- 1,100-acre green ecosystem of parks, trails and recreation areas

The news release states that the development will break ground in September with 747 single-family lots in the opening phase. Nine builders will offer plans in a variety of sizes, designs and models are slated to open spring 2026.
