Construction is expected to break ground this summer on a new industrial building within the AllianceTexas development, according to a May 1 news release from developer Hillwood.

What’s happening?

Hillwood officials announced plans for a Class A speculative industrial building totaling 766,994 square feet named Alliance Westport 14. The new building was designed by GSR Andrade Architects to accommodate the most advanced logistics, e-commerce and manufacturing companies in the industry, according to the news release.

The building’s design allows for multiple tenants and will offer direct access to multiple roads surrounding the site and the BNSF Railway Alliance Intermodal Facility.

Construction is expected to break ground in June 2024 and anticipated to finish in the second quarter of 2025, according to the news release.

The details

The new building will feature a 40-foot clear height, a 570-foot building depth, 60-foot loading bays and two 185-foot truck courts with land to construct a third. The site will be developed with 196 trailer parking spaces and 306 car parking spaces. Parking can be expanded later to more than 312 trailer spaces or 500 car spaces.

Main office space, warehouse lighting, warehouse power and dock door packages will be constructed with the shell building, enabling customers to move in immediately once construction is completed.

In addition to the new building, Hillwood officials are designing an additional 3.5 million square feet of industrial space to be built across AllianceTexas. The initiative will generate Class A industrial spaces ranging between 200,000 square feet to 1.2 million square feet.

Quote of note

Hillwood officials saw an opportunity to invest in the company’s industrial platform with Alliance Westport 14, Hillwood Senior Vice President Reid Goetz said in a statement.

“Despite a broader market slowdown in leasing and development, AllianceTexas continues to see exceptional demand from best-in-class logistics and manufacturing companies, in part due to the multimodal supply chain transportation options provided by the logistics amenity base here,” Goetz said. “Alliance Westport 14, along with one of the largest-scale building design initiatives in our history, ensures Hillwood is positioned to accommodate users of any size with next-generation industrial facilities across AllianceTexas.”
