Dallas-based development company Hillwood Communities broke ground Oct. 2 on a new master-planned community in Denton County that will include thousands of homes when finished.

The overview

Treeline’s first homes are expected to be delivered in 2025 as part of the community’s first phase, Project Manager John Sherwood said. The community, located in Justin, will span 800 acres and include 2,500 homes once fully constructed.

The master plan also includes land allotments for a future elementary school, and multifamily and commercial developments, according to Hillwood’s website.



About the project

Hillwood is working with several Dallas-Fort Worth builders to deliver 705 single-family homes in the first phase, Sherwood said. Homes will be offered on 40-foot rear entry, 45-foot front entry and 50-foot front entry lot sizes.

Homes from the first phase will be built with a variety of architectural styles, including craftsman, modern farmhouse, Hill Country, contemporary European and transitional modern.

A closer look


As the community develops, the goal is to preserve as much of the natural landscape as possible, Sherwood said.

“We’re hoping when we develop the community, it does a good job blending into the rural context of Justin,” he said. “We’ve got some unique ideas to capitalize on the tree theme.”

Treeline draws its theme from natural surroundings, including multiple tree lines of mature oaks and Trail Creek, according to Hillwood’s website. The community’s first phase includes plans for a wood-covered bridge over Trail Creek as an entrance.
