Two new speculative industrial buildings totaling nearly 1.7 million square feet are coming to the Alliance area of Fort Worth with anticipated completion in the second and third quarters of 2023, according to developer Hillwood.

Both buildings will be located within the AllianceTexas transportation infrastructure platform, which includes the AllianceTexas Mobility Innovation Zone, Fort Worth Alliance Airport and BNSF Railway’s Alliance Intermodal Facility, according to an Aug. 1 news release.

“Now more than ever, customers are focused on real estate solutions that provide supply chain reliability, optionality, and if possible, low cost," said Reid Goetz, senior vice president of Hillwood, in the release. "Each of these buildings have immediate access to some of the most unique transportation logistics infrastructure in our entire market—the BNSF Alliance Intermodal Facility and Interstate 35W.”

Alliance Westport 25 will be located on the frontage road of SH 156, across from the entrance to the BNSF Intermodal Facility. The 1,076,320-square-foot building is a cross-dock that will include a 40-foot clear height, 60-foot loading bays, two 190-foot truck courts with land to expand to a third court, on-site truck queuing lanes, 504 car parking spaces that can expand to 584 spaces and 233 trailer parking spaces that can expand to 471 spaces, according to the release.

Alliance Center North 4 will be 615,694 square feet and will be located on the corner of Litsey Road and the I-35W frontage road. The building is designed as a cross-dock that can be multitenanted, the release stated. It will include a 40-foot clear height, 185-foot truck courts, 180 car parking spaces that can expand to 487, and 132 trailer parking spaces that can expand to 243, according to the release.


In addition, this building will allow customers to access more than 160 acres of walkable employee amenities, according to the release. The site will also have access to Trinity Metro's Zipzone rideshare service, according to the release.

Hillwood is the developer behind the 27,000-acre master-planned, mixed-use AllianceTexas development.

“As we’ve seen record demand within AllianceTexas, leasing over 8.9 million square feet over the past 18 months, Hillwood is thrilled to announce the next round of state-of-the-art speculative logistics facilities with Alliance Westport 25 and Alliance Center North 4,” Goetz said in the release.

Neither building has been issued a specific address yet, according to spokesperson for Hillwood.
