Keller City Council and the Keller Planning & Zoning Commission held a joint meeting April 14 in which both entities paved the way for a new development in Keller Town Center.

A project by Chapps Investments, the new 9,755-square-foot building will be located at 1301 Keller Parkway, Keller.

The multitenant retail and restaurant building is expected to be the future home of Chapps Burgers, which is currently located on the south side of Keller Parkway. The new development will be situated on 1.491 acres to the east of Braum’s and adjacent to the Keller Marketplace.

Site plan and special-use permit requests for the new development were unanimously approved by P&Z and City Council.

The developer was also granted five out of six variance requests to the Unified Development Code, including no windows on the north façade; a flat roof instead of a pitched roof; elimination of a requirement for plants along the foundation; the use of two wall signs instead of one for end-cap tenants; and a reduction of the landscape buffer along Keller Parkway from 30 feet to 24 feet.


A variance request by the developer to reduce the number of non-handicap parking spaces from 64 to 62 was not granted.

“I think when we come out of this retail space will be in less demand,” Council Member Tag Green said. “If we are going to be farsighted in the way we approach these things, we are going to need more parking.”
