Kairoi Residential is bringing more housing options to Southlake Town Square.

The San Antonio-based company is constructing 55 condominiums called the Residences at Southlake, located at 1530 Meeting St. in Southlake.

The first units will be ready for occupancy in October and the remaining units will be finished in late 2025 or early 2026, Tyler Sibley, vice president of development for Kairoi, said.

Sibley said there will be 22 unit types with various options for two- and three-bedroom residences. The penthouses will feature either a fourth bedroom or a hybrid/flex room. Each bedroom will have at least a half-bath, he said.


There will also be a rooftop skydeck that looks back at Southlake Town Square. Sibley said that it will be the "heartbeat" of the amenities for the community and will have happy hours, dinner parties and other events throughout the year.

What else?

Sibley said the company expects a wide variety of residents who will be interested in the development, such as:
  • Baby boomers wanting to downsize
  • Young families who want to be in Carroll ISD
  • Divorcees
  • Athletes and entertainers
“A lot of people are in that stage of life where they have a home and the kids have come and gone and they're only using 10% of their house 95% of the time,” Sibley said. “There is a significant cost of carrying a home with that much square feet.”

  • Square footage: 1,700 square feet to 3,000 square feet
  • Homes on market: 55
  • Cost: $8,000 to $30,000 a month
  • School district: Carroll ISD
  • Amenities: fitness studio, wellness spa, infrared sauna, cold plunge, work-from-home conference room
