An 18-lot housing development will be coming to Trophy Club.

During the Dec. 8 meeting, the town council approved amending planned development district no. 27 to allow for the development of The Trails, an 18-lot subdivision on more than 7.6 acres near Macquarie Street and Milsons Point Drive.

The request was made by Foxwood, LLC, owned by developer Greg Fox, who had previously requested that over 3.18 acres be annexed at the Aug. 25 meeting.

With the two lots together now, the plan for the housing was approved, which will have lots ranging from 12,500 square feet to 23,000 square feet. Part of the property includes an old gas well site, which will have to be capped, and is on Lot 19.

Curt Dubose, co-founder and managing partner of PentaVia Custom Homes, spoke during the meeting. He said the development will feature homes that his company will build, as well by Carl Dean, owner of Dean & Co. Custom Homes, who is a Trophy Club resident.

“We are a combination of builders; it'll give a little bit different feel that’s not the same looking neighborhood,” Dubose said. “We're trying to make it look very unique, bring the nicest neighborhood that Trophy Club has possibly ever seen with multi-million dollar homes and oversized lots.”

PentaVia Custom Homes has projects in Westlake at the Granada, The Knolls at Solana, Estrada, Vaquero and Samantha Springs and Windsor Estates in Keller, according to its website.

Some of the regulations includes garages may not face the front street unless setback by at least 25 feet from the front building line an day not face side streets unless set back 50 feet from the side street right-of-way, Lot 1X will provide improved trail connection to the east and pedestrian and bike trail access shall be labeled; lot 11X will include a private lift station that will be owned and maintained by the homeowners’ association and Fox is currently working with Trophy Club Municipal Utility District No. 1 for service and a cul-de-sac that will be 1,060 feet, longer than the previous allowed 60 feet.

Manning Concrete was awarded a contract in an amount not to exceed $200,000 for sidewalk repairs on 14 streets in Trophy Club, part of an interlocal agreement with the city of Grapevine.

According to town documents, Trophy Club has utilized contracts awarded by Grapevine for concrete and infrastructure-related services since 2016. The Grapevine contract runs through at least April 16, 2026, with three more one-year renewal options available.


Trophy Club will have one sidewalk project deemed significant in Skyline Drive, while the other 13 will repair issues identified by staff and resident feedback, according to town documents.

Skyline Drive will have a new sidewalk installed on the east side, connecting to an existing segment from Panorama Circle. The 4,000-square-foot sidewalk will include American Disability Act-compliant ramps and accessibility. That project accounts for $98,000 of the budget, according to documents, but the city has funds from the fiscal year 2024-25 street improvement project, which were carried over.

Three new outdoor warning sirens were purchased for $154,925.


According to town documents, the current severe weather alert sirens are approaching the end of their operational life. A contract with HQE Systems was approved for new sirens and accompanying software. The money was included in the fiscal year 2025-26 Fire/EM equipment replacement budget.
