The site plan will allow for an ambulatory surgery center and medical offices at 275 W. SH 114 at the intersection of North White Chapel Boulevard.
The framework
According to city documents, the general site plan was approved on Oct. 7, 2014, for a three-story office building with plans for an expansion in the future phase.
The original plan called for Phase II to be an expansion and attached to Phase I, but the new plans now have a separate building and will be smaller in size, as well.
The approved concept plan is a two-story, 30,000-square-foot building with a facade similar to the existing Phase I building—the 2014 plan called for a three-story, 22,000-square-foot building on the 6.2-acre tract of land.
The current building was built in 2018 and is owned by TXRE Properties, which is based in Irving.
The conditions
The Southlake Planning & Zoning Commission approved the plan, 6-0, on Jan. 23. The first reading by the Southlake council was approved on Feb. 4, before the 6-0 vote during the Feb. 18 meeting gave the final approval.
Council Member Frances Scharli questioned the need to remove three Post Oak trees on the western portion of the project, near Countryside Bible Church.
Matthew Cragun, co-owner of Cumulus Design, a civil engineering firm, said plans would be revised to remove some parking spaces to try and save two of the three trees.
The outlook
No timeline for the construction of the surgery center was provided in city documents or during the presentation. TXRE Properties does not have information on Phase II listed on its website.
