Called Shady Brook, this neighborhood has a proposed 44 lots with 2.7 acres of open space. It will be located at 993 Shady Brook Drive, Grapevine.

The builder said the goal is for the neighborhood to be walkable and sustainable, blending seamlessly into the existing area.

Grapevine City Council approved the preliminary plat for this development Jan. 16. The neighborhood will be located near downtown Grapevine.

The houses in Shady Brook will range from $400,000-$500,000. The developer is Hat Creek Development, and the builder is Maykus Custom Homes. One-story options will be available for Grapevine’s empty-nesters or those looking to downsize.

Developers said they hope to start the development in the late spring and start homes in the fall.
