Westlake Town Council unanimously agreed to develop residential community Westlake Ventanas, with construction expected to begin this spring.

Town Council is working with Otter Partners to develop 15.3 acres at the corner of Solana Boulevard and Campus Circle, which was approved at the Feb. 3 meeting.

The community, which is part of the Entrada planned development, will feature 51 luxury homes in a gated community and will have amenities such as a dog park.

The motion originally had been tabled Jan. 21 for updated recommendations to the planned community. Mayor Kim Greaves said he took full responsibility for the back-and-forth on approval since the town has certain standards for meshing new architectural developments with existing ones.


“This is a big thing for Entrada,” he said. “We also have, in the very near future, some other things we’re going to announce for Entrada and other things going on in Westlake that are major for this town.”

Westlake Deputy Town Manager Jason Alexander said as part of the development, the Town had to be in agreement with the following:
  • All streets in Westlake Ventanas must be private and paved with concrete or asphalt
  • All Westlake Academy impacts must be addressed
  • All architectural standards must be enforced
  • All garage doors are set back from the property line in accordance with Westlake Ventanas’ architectural standards
What else?

According to a news release from Westlake, the development will bring economic benefits to the community, including:
  • $3 million in building fees
  • An estimated $300,000 in annual tax revenue
  • A $510,000 contribution to Westlake Academy
Infrastructure work will begin in the spring and roads are expected to be completed by July and home construction beginning in August.
