A conditional use permit for the property located at 1044 Texan Trail was approved during a joint Grapevine City Council and Planning & Zoning Commission meeting Dec. 16 .

Due to the growth in employees—from 98 to 135—the business requested to convert warehouse space to office space. The footprint would expand from 22,881 square feet to 30,897 square feet, according to vice president of operations Robert McMillan. Part of the work would include adding office space, converting the loading dock into parking spaces and adding windows to a building without any, he said.
By the numbers
When the company had 98 employees, 65 of them worked in the building three days a week or more, while the technicians and salespeople were out in the field. After expansion, the percentage of workers in the office will drop to about 60%, but there will 80 employees in the office.
The conditional use permit was needed because the office space expansion required the parking to go from 71 spots to 109 spots.
Director of Planning Services Erica Marohnic said that the site could only accommodate 100 spots, leaving the company short nine parking spaces to meet the requirement. The permit waived the shortfall.
McMillan said they are adding 19 parking spots from 1026 Texan Trail, while adding 10 in the renovations, with four at the loading dock and six inside the building.
