A pair of former SMU soccer players will be bringing a soccer facility to Grapevine.

During the joint meeting between the Grapevine City Council and Grapevine Planning and Zoning Commission Sept. 16, both boards passed the conditional use permit request by Esteban Mariel and Manuel Mariel.

The twins plan to open their third City Futsal location in the Dallas-Fort Worth area. Manuel Mariel said Sept. 17 the plan is for the Grapevine location to open in the spring or summer of 2026.

The details

The planned facility at 3560 Grapevine Mills Blvd. N. is at The Shops at Grapevine Mills Crossing. There will be three futsal courts, a turf warm-up area and a 30-foot-tall canopy covering the three courts that will be 31,440 square feet, according to the presentation.


The planned hours for the facility will be 4 p.m. to 11 p.m., Monday through Friday and 8 a.m. to 9 p.m., on Saturdays and Sundays.

Part of the conditional use permit passed was for the brothers to adjust the parking and add it to the south of the facility, closest to an existing apartment complex.

According to city documents, the covered areas will have two turf fields and one futsal court, played with five players on each team and with a smaller ball, according to the Union of European Football Associations.


There will be a concession window offering pre-packed drinks and snacks, LED lighting under the covered roof for the fields and a speaker for announcements and background music.

This facility will be similar to the other locations in Dallas and The Colony, the brothers said during the presentation. There will be leagues for children and adults and the facility can be rented out as well by local trainers.

Manuel Mariel said games are about an hour long, with staggered starts in 15-minute intervals, which helps with traffic flow.

He also mentioned that with the 2026 World Cup coming to the Dallas-Fort Worth area, the facility could host watch parties or clinics.

The parking and the speakers drew questions from both council and planning and zoning members.

Larry Oliver, chairman of the Planning and Zoning Commission, said the 11 shared parking spots gave him some concerns.

There are vacant suites in the area that City Futsal will open in.


Manuel Mariel said that with the other City Futsal locations, there are shared parking agreements.

“I'm always very leery about shared parking, because it usually comes back to bite us later on, but especially when we don't know what's going to go there and how much parking will be required,” Oliver said.

As for the parking, Manuel Mariel said the music would be in the background and wouldn't be anything to the level of concert-level noise. Esteban Mariel said that 99% of the time, the speakers will have background music.

“We have some soccer fields here in Grapevine and I don't know that we have music playing for people to enjoy; that sort of a new phenomenon to me,” council member Sharron Rogers said. “My concern, not necessarily for the music, but thinking that you were going to make announcements right next to the apartments. We're sensitive to our residents, whether they live in a single-family home or an apartment, especially if you're going to have some sort of voices, perhaps going over speakers at 10 o'clock and 11 o'clock at night on school nights.”


Manuel Mariel said there had been only one complaint about music and that happened six years ago when the brothers first opened.

“I think we’ve got it down to a science now,” he said.
