A new five-story apartment building is slated for Frisco’s Firefly Park. To be called The Noc, construction on the building is expected to begin in August and wrap up in 2027, according to a Texas Department of Licensing and Regulation filing. The project is expected to cost $46.3 million.

Units could be available for rent in the third quarter of 2027, said Nicole Ellis, director of marketing and communications for Wilks Development, in an email. Wilks Development is developing the project.

The details

The Noc will be a five-story, mid-rise apartment building with 191 market rate units, Ellis said. The more than 340,000-square-foot apartment building will offer a variety of units, including studios to three-bedrooms, as well as features like conference rooms, a fitness center, pool and lounge with golf simulators.

According to previous Community Impact reporting, Firefly Park is a more than 200-acre development to include millions of square feet of office space, retail, dining and entertainment, and some 1,970 mid- and high-rise residential units, including those at The Noc.


How we got here

Wilks Development purchased the land in 2015. In 2024, the Frisco City Council approved new zoning for the project. The Frisco Economic Development Corporation and Wilks Development signed a development agreement for the Firefly Park project later that year.

What else?


In addition to The Noc, an 18-story high-rise with 233 units called Aurora is also planned for Firefly Park and will have similar features. One- to three-bedroom units will be offered at Aurora, along with a penthouse, Ellis said.
