The fourth phase of Montalcino Estates is moving forward in Flower Mound.

Council approved the subdivision site plan for the 18-home fourth phase of the residential development during the Dec. 1 meeting.

The overview

The fourth phase will be located within the existing neighborhood with new homes to be built both north and west of the existing Montalcino Boulevard, according to town documents. A total of 18 homes will be built, each with a lot size of at least 1 acre, per town documents.

In approving the subdivision site plan, council members also approved several exceptions, such as:
  • Delaying the benching, or grading, until site plans are approved for each home
  • Allowing lot-to-lot drainage by installing a private drainage system for Lot 48 through Lot 49
  • Requiring retaining walls in the neighborhood to be no taller than 5 feet
  • Allowing the development to impact areas with slopes between 5% and 12% and those with slopes greater than 12%

Council members approved a request to remove seven specimen trees from the future neighborhood, while denying a request to remove a further four. Under the town’s regulations, the developer, Centurion American, is required to mitigate the removal of the trees through a combination of paying applicable fees or replacement tree plantings, per town documents.

Additionally, the developer will be required to pay $22,680 in lieu of a parkland dedication and a further $24,984 in park development fees.
