A new single-family home development may be constructed in Argyle following the unanimous approval of the preliminary plat by the Planning and Zoning Commission on Oct. 1.

The details

The subdivision, named Knight’s Ridge, consists of 25 single-family homes with a minimum of 2.5 acres per lot, Director of Community Development Harrison Wicks said. The 72-acre property would be located on the west side of FM 1830, north of FM 407 and south of Hickory Hill Road, he said.

The homes will be custom-built, ranging from 5,000-10,000 square feet, and cost $3.5 million to $4 million or more, said Omar Oweis, a real estate developer from Cana Capital.

The neighborhood is proposed to be a gated community with private streets maintained by the Knight’s Ridge Homeowners Association, according to town documents.

The main entrance into the neighborhood is proposed to be off of FM 1830, and no turn lanes into the subdivision are required, per town documents. The development is anticipated to generate 236 trips daily.

The plan proposes the removal of 45 trees, but Oweis plans on bringing in someone who can relocate those trees to the front of the development along FM 1830.

What’s next

Argyle Town Council will review the item and consider action at the Oct. 20 meeting.

If the plan is approved by City Council, Oweis anticipates construction to start in January and finish by the end of the year.
