A new Marty B’s Coffee Co. has gotten the green light to set up a new spot in Flower Mound’s Lakeside Crossing.

The details

The Flower Mound Town Council approved the new coffee shop in a 3-2 vote at the Dec. 16 meeting with council members Adam Schiestel and Janvier Werner voting against the development.. The spot will be a one-story, 4,193-square-foot building with a double drive thru lane. It is expected to generate just under $70,000 annually in property and sales taxes.

“I think it’ll be a good fit,” Marty Bryan with the business said at the meeting.

Bryan was seeking an amendment to the area’s planned development district to include specific standards for a coffee shop and a comprehensive sign package for the new spot.

Specifically, Bryan was seeking a reduction in the landscape buffer from 25 feet to 15 feet so he could provide two accessible parking spaces near the shop. The required parking ratio was also changed for the plans to include one space per 198 square feet. He also wanted the town to allow the doors and windows to take up to 60% of the east facade of the building. The council approved all of these modifications.

The building will have two murals with Marty B's branding on the north and south facade of the building.

What they're saying

Council member Chris Drew said he was excited for the coffee shop but had concerns about what the development would do to the walkability of Lakeside Crossing. Mayor Cheryl Moore also said she had concerns about traffic.

Despite concerns and feeling conflicted about the project, council member Ann Martin said she trusted Marty B’s concept.

Council member Janvier Werner also said she was conflicted. She liked that Marty B’s is local and that it’s not a national chain. She had concerns about the double drive thru and what it would do to walkability to the area. However, Bryan said he and his team couldn’t make the new coffee shop make financial sense without the double drive thru.
