A 65-home subdivision within the Canyon Falls development in western Flower Mound is moving ahead.
Flower Mound Town Council unanimously approved the subdivision site plan, which sits on 27 acres, by a 4-0 vote during the Jan. 20 meeting. Council member Chris Drew was absent from the meeting.
The overview
The addition to Canyon Falls will be located near a future intersection at Schmitz Boulevard and Denton Creek Boulevard. Bret Pedigo with Terra Manna, a representative of the applicant Perry Homes, said the developer would be constructing the two roadways and other necessary infrastructure improvements for the subdivision.
According to town documents, the subdivision will include 65 single-family residential lots and six open space lots.
As part of the site plan, two exceptions were approved: one to allow areas with slopes between 5% and 12%, and those with slopes greater than 12% to be impacted during development. The second exception allows construction and construction-related activity within a town-identified floodplain. Pedigo said the second exception is necessary only to allow for grading and that no home lots will be placed within the floodplain.
“If you have a lot line and you’re bringing that grading through the backyard, that slope continues another 5 or 10 feet so we don’t get to the end of the lot and it drops off or we put a retaining wall along the edge of that lot,” Pedigo said. “We felt like it’s a better design even though it required us to get an exception.”
Diving deeper
The 65-home addition will be the final residential subdivision built within Canyon Falls, according to previous reporting. Once built, it will bring the total number of homes within Canyon Falls to 795, which is below the 972-residence cap for the property.
Lexin Murphy, the town’s director of development services, said that the minimum lot size within the 65-home addition is 10,000 square feet.
Additionally, the developer will pay more than $354,020 in lieu of a parkland dedication and a further $94,384 in park development fees.
