A site plan that includes 65 homes in Canyon Falls is moving forward for consideration by Flower Mound Town Council.

The town’s planning and zoning commission recommended approval by a 5-0 vote, with Commissioner Todd Bayuk recusing himself from the case, during the Jan. 12 meeting.

The overview

The site plan is for Canyon Falls Village 3, which is the last residential subdivision of the master-planned community, according to town documents. The area will be developed by Perry Homes, said Bret Pedigo, a representative of the developer.

Canyon Falls Village 3 is expected to be developed in a single phase, per town documents.


The plan includes:
  • 65 single-family residential lots
  • Six open space lots
  • Two lots reserved for a future town property and a commercial site
Once the subdivision is built out, it will bring the total number of residences within Canyon Falls to 795, which is below the overall cap of 972, said Claire Barnes, a senior planner with Flower Mound.

The site plan also includes two exceptions requests: one for some construction activities in a nearby floodplain; and another to impact areas with slopes between 5% and 12%, and those with slopes greater than 12%, Barnes said. The impact requests are projected to affect 2.23 acres with a slope between 5% and 12% and 0.06 acres of land with a slope greater than 12%, respectively.

Additionally, the parks board recommended approval of town officials accepting $94,384 in park development fees and a little over $324,020 in lieu of a parkland dedication, Barnes said.
