The final component of the first phase for the 46-acre mixed-use development Silveron Park, a 200-unit apartment complex, is moving forward.

The Flower Mound Planning and Zoning Commission unanimously approved a site plan for three apartment buildings during its Sept. 22 meeting.

The details

Silveron Park’s developer, Thompson Realty Capital, is proposing three four-story apartment buildings that will include 200 units in total on 8.94 acres, according to town documents. The site plan also includes 331 parking spaces and depicts amenities, including a pool, courtyard and fenced-in dog park, said Chuck Russell, a principal planner with the town.

The multifamily housing is part of Silveron Park’s first phase of development, which also includes a proposed office building, and restaurant and retail space along International Parkway.

Before a certificate of occupancy is issued for the multifamily housing, the developer must:
  • Complete site work for three proposed pad sites in the commercial development
  • Finish construction on 75,000 square feet of nonresidential space on the site, which includes completion of a final building inspection indicating that finish out permits are ready to be applied for
Some context

The approval of the site plan for the apartment buildings comes after site plans for the office building and retail area received the commission’s approval during its Aug. 25 meeting. The office building will be three stories and total around 65,000 square feet.

Additionally, council approved economic development incentives for the office building in Silveron Park in July.

What else?

No timeline for the construction of the apartment building was provided during the meeting. There are also three further phases proposed for the 46-acre mixed-use development, per town documents.

There were no special considerations, such as an exception or deviation from the planned development standards for Silveron Park, so the site plan will not require council approval.
