The Planning and Zoning Commission unanimously approved a 24-unit addition to the senior living facility at its April 14 meeting.
The details
Southlake-based Integrated Real Estate Group plans to add 24 villas to a 3.38-acre tract of land north of the current Watermere development. Similar to the current residential units at Watermere, the villas will also be age-restricted housing targeted for seniors.
The 24 villas are available in three different floor plans and range between 1,425 square feet to 1,822 square feet, according to town documents. Within the second phase of development, there will be six buildings with two villas each and three buildings with four villas, per town documents.
Andrew Chapin, vice president of development at Integrate Real Estate Group, said that about half of the villas already have a pre-lease commitment before the expansion has broken ground.
“These will be the most premium senior living units in all of Denton County, and perhaps even in DFW,” Chapin said. “Along with offering custom home style finish outs, for the first time ever we have upgrade packages that will allow early Founders to customize their villa finishes, if they choose.”
Some context
Flower Mound Town Council approved a rezoning of the property north of Watermere to allow for the addition of 24 villas last November.
The senior living community, which is restricted to residents 55 years old and older, has 210 residential units and 14 villas on the existing Watermere property. Once the second phase is complete, the total number of villas will be 38.
What’s next?
Chapin said construction on the second phase is expected to begin later this year. Once underway, it will take between 10 and 14 months to complete, he added.
