A more than 1,000-acre mixed-use development has started its first phase in Flower Mound.

Developers have acquired the initial 90 acres of the Furst Ranch project, previously called Flower Mound Ranch, according to a news release. The development will include residential and other components located in the Flower Mound, Bartonville and Argyle area. However, homes will not be available for a few years.

Hines, a Houston-based real estate investment manager, is developing the master-planned community along with partners Trez Capital and the Furst family of Flower Mound.

“The acquisition of the initial parcel sets the stage for this meticulously planned, multi-phase community in a prime location,” said Dustin Davidson, managing director at Hines, in the news release. “We look forward to working alongside our partners to meet the demand for high-quality and diverse housing options in this prime market.”

Developers said Furst Ranch will consist of three neighborhoods, each catering to different homebuyers: High Plains with 1,100 lots ranging from 50 to 80 feet wide; Prairie Vista with 200 lots ranging from 0.5 to 1 acre; and Cross Timbers with 74 lots ranging from 1 to 2 acres.

The recently acquired 90 acres are part of the High Plains neighborhood, where development is already underway. Hines and its partners will purchase the remaining 948 acres over the next six years, the release states.

Planning for the development has been in the works for years. It will be situated near the intersection of US 377 and Cross Timbers Road, with most of the development north of that area.

What to expect


Homebuilders involved in the project include David Weekley, Coventry, Highland, Shaddock, Drees, Tradition and Partners in Building. Homes are expected to be priced from $800,000 to over $2.5 million.

Work on roads, sewers and water infrastructure will happen before new home construction, the release states.

In addition to residential areas, future phases of Furst Ranch may include senior living facilities, retail components and other diverse living options to create a comprehensive community experience.

“We’re looking at late 2026 or even 2027 before home construction begins,” Furst Ranch stated on its Facebook page, adding that the buildout timeline is 10-12 years.

Furst Ranch will feature open spaces, semi-custom homes and amenities that are both “connected and tucked away,” the release states. Argyle Independent School District will serve the community.
