A building that owners hope will house a number of retail businesses will be finished in Argyle this fall.

The building is being constructed on FM 407, east of I-35. Vertical construction began in May, said Greg Johnson, managing director of SVN Verus Commercial, which owns the property and has an office in Denton. The building is projected to be be finished in November or December. After that, tenants will take occupancy of the shell space and do the interior finishes, Johnson said.

He said there will be about five or six tenants in the building with a few are already signed to open. However, he declined to name specific tenants.

“We’re negotiating probably with about six others,” Johnson said, adding that his company refers to these projects as “neighborhood services” centers. “The mix that we’re trying to achieve ... is all services that are beneficial to the residential neighborhoods around it.”

Those kind of businesses would range from a fitness center and hair salon to an ice cream parlor, Johnson said.


“What’s typical for us is we’ll end up with food, fitness and services like hair cuts and dental,” he said.

Johnson said his company owns the adjacent Gateway Business Park that includes businesses such as Caliber Collision. He said the strategy for this new development is to be patient and wait for the area to continue to grow, because company officials knew there was a void for these kinds of services.

“We sat on this lot for many years, waiting for the right time,” he said.
