A new mixed-use development likely to be named Northpointe is in the conceptual stage for the SH 130 corridor south of Typhoon Texas and south of Hendrickson High School in Pflugerville. Mayor Victor Gonzales hinted at the project last week during a state of the city address and confirmed the project could be a “Domain or Triangle” development for the city, in reference to large Austin mixed-use . “Northpointe will be a large footprint, but not as large as Stone Hill [Town Center],” Gonzales said in a phone interview on April 8. “It will have a different look than Stone Hill and it will feature walkability, employment, residential, parking and open space. It will complement Stone Hill.” Stone Hill has been the retail tax base leader for the city with more than 65 retail stores, restaurants and a theater complex. Super Target, Best Buy, Home Depot and Dick’s Sporting Goods are among the larger stores in Stone Hill, located at SH 130 and SH 45. The new development, confirmed by Gonzales as 81 acres south of Typhoon Texas between FM 685 and SH 130 and another 31 acres south of Hendrickson, could include incentives or financing options such as a tax increment reinvestment zone, used in the Falcon Pointe development near Kelly Lane and SH 130. “We have some options for this unique project to Pflugerville,” Gonzales said. “We will have to look at financing and do what is in the best interest of the citizens and their tax dollars. We have to see what state legislators will do.” Other plans for the property, including Project Sunshine, have fallen by the wayside over the years. Gonzales said he thinks the timing is right. “At some point, we will see the plans and have an understanding of what the financial model looks like,” Gonzales said. “With the Pecan District on the west side of Pflugerville and this development along [SH] 130, these will have a positive domino effect on the growth of our city over the next 20-35 years. The property is zoned agricultural and would require rezoning for a mixed-use development. A spokesperson for the city of Pflugerville said the project has not gone before planning and zoning or the city council. “My position is the sooner we move forward, the better,” Gonzales said. “There are always obstacles and challenges with every project. Hopefully this doesn’t have as much lag time.” Representatives of the Pflugerville Community Development Corporation said they anticipate more information being released during the next few weeks.
