Core Spaces, a company focusing on the construction of student housing and rental homes, has broken ground on a new 60,000 square-foot housing structure coming to Northgate within the next few years.

According to a July 2 Instagram post by Core Spaces, the complex is looking to house 2,201 beds in 570 units along with the company’s “largest amenity package to date” which includes:
- Rooftop pool deck
- Fitness and wellness offerings
- Indoor half basketball court
- Yoga studios
- Putt-putt course and golf simulator
- Multiple indoor-outdoor social and study spaces
While it’s the company’s first student housing project in Texas, there are currently other properties in Austin and Dallas on the market and coming soon.

Concerns about Northgate’s safety and culture have been points of contention for residents of College Station recently. The increasing safety concerns have caused residents to speak out at city council meetings.
With the addition of more student-centric housing, Historical Northgate will see more of an influx of student activity at its bars and restaurants. This is what councilmember Melissa McIlhaney expressed during the June 25 meeting, along with creating a viable area for tourism.
“Our first responsibility is to ensure our citizens’ safety, and it’s also our police force and the tourists we’re hoping to attract into the Northgate district,” she said. “The idea that things are going to stay the same is ludicrous, as much as we may want them to.”

Along with the company being excited to be in College Station, Core Spaces estimates that completion of the complex will be sometime in 2028. It will be among the many new additions to Northgate within the last few years, adding to the growing population of Texas A&M University and College Station.
