Two businesses are slated to open in a new retail development behind Dutch Bros Coffee and Dunkin' along FM 2154 in College Station, while developers continue searching for a third tenant to complete the project.
A commercial real estate listing from Landmark Advisors show an upcoming retail strip, named "Rahman Center," will include locations for Pennsylvania-based Bruster's Real Ice Cream and Indiana-based Fabric Care Center.
About the project
According to marketing materials, about 3,100 square feet of retail space remains available for lease in the center unit. Landmark described the site as positioned to attract both morning commuter traffic and late-night activity.
The project sits along a busy thoroughfare leading toward Texas A&M from the south and near existing businesses. A future McDonald's location is planned for the corner of FM 2154/Wellborn Road and Deacon Drive, a Landmark representative confirmed with Community Impact.
Construction was previously projected to finish in fall 2025, but Landmark said that timeline has moved to this August, though no active construction was visible at the site as of May 7, Community Impact confirmed.
The new construction has a price tag of $1.5 million, according to state filings from the Texas Department of Licensing and Regulation.
About the tenants
Bruster's Real Ice Cream, founded in Pennsylvania in 1989, operates more than 200 franchised locations nationwide. The company is known for making small-batch ice cream fresh in-store daily rather than shipping pre-frozen products.
The development will also bring Fabric Care Center, an Indiana-based laundry and fabric cleaning company founded in 1960, to College Station. The location would mark the company's first expansion outside its existing Midwest footprint.

Landmark said leasing efforts are ongoing as developers look to secure a third business to complete Rahman Center.
No opening dates have been announced.
