League City City Council denied a gas station at the intersection of FM 646 and South Egret Bay Boulevard at its Sept. 22 meeting.
In a nutshell
The motion to approve the first reading of the special use permit for the gas station failed in a 2-5 vote, with council members Tom Crews and Andy Mann being the only council members voting for it.
City staff also suggested the applicant move the proposed tract due to its proximity to homes along Kentucky Avenue, city documents note.
City staff also received an application for a gas station at the northeastern corner of the intersection, which could move forward for City Council to consider at a later date.
The debate
League City Mayor Nick Long agreed with city staff’s recommendation for the applicant to propose a gas station on a different corner of the intersection.
“Out of the four corners there this is by far the worst of the four corners to put it on,” Long said at the meeting. “It’s directly across the street from residential. Numerous homes will be able to see it from their front door. Any of the other three corners would be preferable.”
Meanwhile council member Andy Mann was in support of the gas station, largely due to the lack of opposition to the gas station from residents. City staff noted only one resident spoke in opposition to the gas station at the planning and zoning meeting, and during the public hearing portion of the meeting.
“I think sitting on a piece of land for 20 years when only a single person in the neighborhood showed up to speak against it says a lot,” Mann said at the meeting. “It might not be the ideal spot, but at the same time, two decades and when a neighborhood has a problem with one of these facilities, they show up.”
