The average days on market for all eight ZIP codes in the Southwest Austin, Dripping Springs market was up 23.73% in November year-over-year while months of inventory saw a 32.79% decrease year over year, according to data from the Austin Board of Realtors.

This is similar to October’s data, where the average days spent on the market for Southwest Austin and Dripping Springs homes increased in October 2024 compared to October 2023 in all but one of the market’s eight ZIP codes, according to ABOR data.

The details

All but one of the market’s eight ZIP codes saw an increase in the time homes spent on the market from November 2023 to November 2024. Both 78736 and 78737 saw the largest increases, with homes spending over 196% more time on the market in 78736 and over 91% more time in 78737. The 78739 ZIP code saw no increase year over year.


Most median home prices in the market saw an increase from year over year, with the 78736 ZIP code seeing the largest increase in cost, while 78739, 78620 and 78749 saw slight decreases.


The year-over-year change in the number of homes sold varied by ZIP code, with 78739 and 78745 seeing no change at all. However, the number of homes sold in 78749 increased by over 80% from November 2023 to November 2024.


In November 2024, a plurality of homes sold in Southwest Austin and Dripping Springs were in the $300,000 to $499,999 price range. None sold at $299,999 or less.

This is different from last month, in which a plurality of homes sold in the market were in the $500,000 to $699,999 price range.
