The Caliterra housing development is expanding with a second phase estimated at $40 million. Developers broke ground this spring, with first move-ins for The Ranch at Caliterra anticipated for December 2026.

The details

The new development will include 232 new homesites with 39 sites available as large custom lots and 193 sites priced from the $700,000s, according to a news release.

Floor plans range from 3,000 to 4,500 square feet on 80-foot lots and 3,700 to 5,000 on 100-foot lots.

The homesites will include homes developed by David Weekley Homes, Drees Homes and Scott Felder Homes. Alkire Construction, Atlas Custom Homes, LTB Design Build and Drees Homes will work as custom builders.


Part of The Ranch development will include amenities such as a fitness center, a lap pool and event pavilion, expected to open late 2025 according to a news release. Residents at The Ranch will also have access to amenities at the first phase of Caliterra, including an event center, a dog park, cafe and more.

Onion Creek runs through the housing development, which will have almost 250 acres of open space for preserved land and nature recreation.

The Ranch will also utilize treated effluent, or wastewater, for irrigation as part of a previous agreement with the city of Dripping Springs, representatives for Caliterra said.

Greg Rich, partner at Caliterra developer SR Capital Management, said the team is focused on highlighting nature in the area.


“Caliterra has always been about celebrating the Hill Country’s natural beauty and building community,” he said. “The Ranch at Caliterra is a continuation of that vision. Bringing this next chapter to life is a milestone for us, and we’re honoring the Carter family’s legacy in the process.”

The new housing development is located on the former estate of H.C. Carter, local landowner in the area. Carter previously sold the land to Allegiant Realty Partners but left 8 acres for private family use.

One more thing

The first phase of the Caliterra development broke ground in 2014. There are 616 lots with 550 occupied homes, Caliterra representatives said.


Caliterra developers have built 575 to date and are expected to have 848 homes at full build-out, according to a news release.
