Ground has broken on a new seven-story apartment complex in East Austin with nearly 400 units, including 10% reserved for lower-income tenants.

The overview

The Martin, OHT Partners' latest "core asset" project, is located on just over 3 acres at 2730 E. Seventh St., Austin. The developer said the project, geared toward working young professionals and has easy access to nearby commercial spaces and Parque Zaragoza Neighborhood Park.

“The Martin lies within one of Austin’s most active urban corridors, offering immediate access to employment, retail, and green space,” OHT Principal Ben Browder said in a statement. “These attributes position The Martin as a highly desirable option for future residents.”

The complex features a mix of one- and two-bedroom apartments ranging from 550 to 1,440 square feet. Units will all have private balconies or yards, built-in desks, and features like high-quality finishes, gas stoves, and waterfall kitchen islands.

Of the project's 375 units, 37 will be reserved as affordable for residents making up to 50% of the local median family income, or MFI. The Austin-area's MFI is currently $93,650 for a one-person household and $107,050 for a two-person household.

In addition to general contractor OHT, the project team includes architect Omniplan; civil engineer 360 Professional Services; structural engineer Urban Structure; mechanical, electrical and plumbing consultant Basharkhah Engineering; interior designer Ink + Oro; and landscape architect KW Landscape Architects. Construction is expected to be completed in fall 2028.
