The most recent data compiled by the Four Rivers Association of Realtors showed that the number of homes sold in San Marcos decreased by nearly 25%. Kyle saw a nearly 40% increase, and Buda had a 30% increase from September 2023 to September 2024.

The average home price in all three cities remained above $350,000 over the last six months. The Buda average was the highest of the three, at $404,191, according to the data.


The real estate market for the San Marcos, Buda and Kyle area saw a total of 328 home sales in September, according to data from the Four Rivers Association of Realty.

In the 78666 ZIP code, 64 homes sold, while 169 sold in the 78640 ZIP code and 95 in the 78610 ZIP code in September.

In September, year-over-year median home prices decreased by over 11% in San Marcos and Kyle and decreased by about 3% in Buda.


Compared to September 2023, the number of homes under contract in San Marcos decreased by just over 13% in September 2024. In Buda, however, homes under contract increased by nearly 50% in the same time frame.


In the 78666 ZIP code, a home was listed on the market for an average of 84 days. In the 78610 and 78640 ZIP codes, homes were on the market for around 71 days, according to the data.
