The most recent data compiled by the Four Rivers Association of Realtors shows real estate trends in the San Marcos, Buda and Kyle communities in Hays County.

The number of homes sold in San Marcos decreased by over 23%. Kyle saw an over 24% increase, with Buda having a nearly 6% increase from June 2023 to June 2024, according to the data.


The average home price over the last six months in all three cities remained above $350,000. San Marcos' average was the highest of the three, clocking in at $410,000, according to the data.


In June 2024, there were 224 homes sold in San Marcos, Buda and Kyle within the $300,000-$499,999 price range.


Median home prices decreased year over year in all three cities by an average of 6%, according to the data.


Compared to June 2023, the number of homes under contract in San Marcos decreased by nearly 27% in June 2024. In Buda, however, homes under contract increased by 55% in the same time frame.


At the same time, the average number of days homes spent on the market decreased in San Marcos and Kyle. In Buda, the average days on the market increased by over 27% in June 2024 compared to June 2023.
