The most recent data compiled by the Four Rivers Association of Realtors showed median home prices in Kyle and Buda decreased slightly year over year from February 2023 to February 2024. In San Marcos, however, median homes sales prices increased nearly 16% to $360,690.

The gist

Buda's median home price fell by more than 11% to $382,078 in February. Kyle's median price fell by almost 6% in the same time frame to $328,550.

At the same time, the average number of days homes spent on the market decreased in San Marcos by 20.2% to 95 days, on par with Kyle at 91 days.

The number of homes sold in San Marcos decreased by nearly 20%, according to the data. Homes sold were up in both Kyle and Buda.

The number of new listings increased by almost 65% in San Marcos and nearly 70% in Kyle. The average home price over the last six months in all three cities remained above $350,000. Buda’s average was the highest of the three, clocking in at $394,086.
