Comfort Suites in San Marcos listed for sale, still open

The Comfort Suites Near Texas State University hotel at 104 N. I-35 Frontage Road, San Marcos, has been listed for sale for $4,750,000 with Rav Singh, an associate broker with Singh Commercial Group.

The property, which remains open for business, produced $1,013,916 in revenue in 2019 with a net operating income of $385,776, or a profit margin of roughly 38%, according to listing documents. The hotel, built in 2006 and renovated in 2018, had an average occupancy rate of 56% for the same year. The 53-room, 27,144-square-foot hotel is priced at $174.99 per square foot.


Hotel Manager Eric Aguayo said he was unaware of the listing or the reason behind it, but he said the business has been put on the market multiple times since its opening. Singh did not respond to requests for comment.

According to its website, Comfort Suites offers a comfortable place to stay in the Texas Hill Country and a convenient option for visitors to Texas State University and San Marcos' outlet malls. It also features an outdoor pool, Wi-Fi, a gym and free breakfast and is 100% smoke-free.
