The land will be purchased for up to $100,000 plus necessary closing costs, according to the resolution.
The details
The Kyle City Council purchased 7.3 acres to continue Vybe Trail construction. The Vybe Trail is an 80-mile paved path that aims to connect all Kyle neighborhoods to different areas of the city, according to previous reporting by Community Impact.
The resolution states that acquiring the property for public park and public trail is in Kyle residents’ best interests.
Each acre is estimated to cost $13,000 and will be funded through a Texas Parks and Wildlife Department, or TPWD, grant that was awarded to Kyle to build the Vybe Trail.
With the purchase of this property and construction, 75.4% of residents will be within a 10-minute walk to parkland—up from 73.2%— expanding access for 1,071 more residents, according to the City Council presentation.
The discussion
52% of the land is in a floodplain, and the trail design accommodates drainage patterns and will not impact the 100-year flood event, according to the presentation.
Council member Lauralee Harris raised concerns about flooding, noting that residents' backyards sometimes flood, requiring children to be rescued from mud and water.
“I would really like to have some additional engineering done so that the residents can be as assured as possible that we are improving the flood issues rather than making them worse,” Harris said.
Kyle Parks and Recreation Director David Lopez responded that if concerns extend beyond construction limits, a survey and design impact study would be recommended for additional engineering.
The backstory
The city was awarded a $200,000 TPWD trails grant in Spring 2019 to build the Vybe Trail. In December 2021, Schaumburg & Polk signed a contract with the city, and by Winter 2023, 90% of the design was completed.
In early 2024, the Silverado HOA expressed interest in selling the property and removing deed restrictions. The HOA board voted to sell the property to the city in January 2025.
