A new retail development—named Kyle City Limits—broke ground at 3933 Kyle Crossing on Oct 1.

Some details

The project is being developed in two phases by property owner Joseph Phillips—whose family has owned it since 1993.

J.D. Sanford, the broker on the project, said in an email to Community Impact that the development will include an AutoZone and a Spec’s Wines, Spirits & Finer Food.

“We hope to have AutoZone and Spec’s open for business by Thanksgiving 2026,” Sanford said in the email.

Why it matters

Kyle City Limits will create at least 200 jobs and have 25,000 to 35,000 square feet of retail and restaurant space, according to a news release from Hays County Economic Development Partnership, or HCEDP.

HCEDP is a nonprofit public-private partnership that serves as the regional economic development organization for the city of

San Marcos, and Hays and Caldwell Counties.

“This project is about more than retail; it’s about legacy and community,” Phillips said in the release.

There will be an AutoZone and Spec’s Wines, Spirits & Finer Food, J.D. Sanford, the broker on the project, said in an email to Community Impact.

“We hope to have AutoZone and Spec’s open for business by Thanksgiving 2026,” Sanford said in the email.

The remaining 3 acres will be ground leased in three separate pads. Phillips intends to fill the remaining acreage with restaurants and office space, Sanford said in the email.

Notable quote

Mayor Travis Mitchell said he was thrilled to see Kyle’s interstate continue to develop with a wide assortment of retail offerings for the community.

“Over time, Kyle will be a place where residents and visitors alike will have every kind of retail option imaginable within the community,” Mitchell told Community Impact.
