Clay Development & Construction Inc. has officially broken ground on Mustang Ridge Distribution Center I, a 538,720-square-foot speculative industrial facility. Completion is scheduled for late 2025, according to a news release.

The project, located at 6925 FM 1327, is the largest spec industrial development currently under construction in the Greater Austin market, according to the news release.

The overview

This building marks the second project in the Mustang Ridge Business Park. The first, Mustang Ridge Distribution Center II—a 218,400-square-foot rear-load facility—was completed in early 2024.

Mustang Ridge Distribution Center I will feature 36-foot clear-height ceilings, 65-foot loading bays, and 55-by-52-foot interior column spacing. It will be equipped with:
  • 105 dock doors (9-by-10 feet each)
  • Four drive-in overhead doors (14-by-16 feet)
  • Two 130-foot truck courts
  • Paved space for up to 138 trailer parking spots
  • An Early Suppression Fast Response sprinkler system
A 6.8-acre regional detention pond is also part of the business park.


Clay Development President Robert Clay said demand for large industrial spaces near Austin is growing due to the region’s rise in manufacturing and tech companies.

“Suppliers for Tesla, Samsung, Applied Materials and other advanced technology businesses are looking for large, cross-dock facilities,” Clay said. “In the past, these users have had no alternative but to invest in a build-to-suit facility. Mustang Ridge Distribution Center I offers the choice of a spec building, close to Austin’s core industrial submarkets.”
